Why us?
We are independent: we do not receive any commission from the Estate Agent or the Seller. We therefore work entirely on your behalf to find the property that satisfies your check list of requirements.
We are reliable: the owner, who will personally help you throughout the purchasing process, worked for twenty years in top management of a well known multinational Company abroad in the Customer Services field. We liaise with Italian Estate Agents but our head office is in England.
We only work with selected Italian Estate Agents: we have visited them, spoken to the owners and have only chosen the best organized, helpful and trustworthy ones.
We have unlimited properties to offer: as the Estate Agents we work with are part of Multifranchise Companies or well established Agents, each of which has a significant number of properties that we have access to.
We know the area and the right people locally: as we have a home where we have lived on the Italian Riviera. We can therefore help you find the most suitable location according to your requisites.
We are a British/Italian family business: and are familiar with both Italian and British culture and practices. We have lived in several Countries and understand different cultures. The fact that it is a family business helps to give you a tailor made service.
How does the process work?
It is very easy. You can contact us, via e-mail, by phone or through the questionnaire to give us an outline of what you are looking for. We will then call you back to discuss the details. We will draw up a shortlist of suitable properties and then you can decide if you want to go and see them in Italy. If this is the case we can help you to organize the trip. Up to now all these services are offered free of charge.
How much will it cost you?
In practice, nothing extra. If you buy a property in Italy, you normally pay a commission to the Estate Agent that is usually between 3% to 4%. We have made an agreement with them for us to receive the commission instead. Therefore you will be asked to pay 3% of the commission not to the Estate Agent but to us in U.K. sterling (minimum fee £4.000) on signing of the preliminary contract (Compromesso). This means you receive a tailor made service at the same cost as if you decided to buy a property on your own in Italy.
If you would like us to accompany you to Italy you will be asked to pay us a £200 deposit before the journey. You will lose this if you do not eventually buy a property as a contribution towards expenses, otherwise it will be paid back as soon as you sign the property contract.
